What makes it floor plan software, not a picture generator

  • Measured geometry. Rooms are closed shapes with real sizes; walls, doors, dimension strings, room labels and areas are derived from them. That is why the dimension chain along a wall adds up to the overall length.

What is the best floor plan software for homeowners in 2026?

It depends on whether you want to draw or to describe. If you enjoy drawing walls and furnishing rooms, a manual program such as Planner 5D or RoomSketcher fits, and both have free tiers. If you want a measured plan without learning a program, describe the house here: Plan Chat drafts the whole plan with real room sizes, checks it, lets you change it by chat and exports PDF and DXF for your builder. What floor plan software gives real dimensions?

Any manual CAD-style program shows the sizes you draw. Among tools that draft the plan for you, most are image models and the numbers are only text in a picture. Plan Chat builds the plan as geometry first: each room is a closed shape with a real size, and every dimension string, room size and area on the drawing is read from that geometry, then checked. The same numbers go into the DXF and IFC.

Which floor plan program exports DXF or DWG?

Plan Chat exports a layered DXF (opens in AutoCAD, BricsCAD, LibreCAD, DraftSight) and IFC on every paid plan. Planner 5D lists export to CAD only on its Professional plan ($49.99/month in October 2026). RoomSketcher, Cedreo and Floorplanner do not list DWG/DXF export on their public pricing pages.

Is there free floor plan software here?

No. There is no free tier and no trial. Plans start at $19/month, the same credits work on this site and in Plan Chat, and you can cancel anytime. What the money buys: measured plans whose dimensions agree with each other, a checker report on every plan, PDF, DXF and IFC files, and changes by chat. Free tools are fine for a picture of a plan; they are not built to keep the numbers right.

Do I need to install a program?

No. It runs in the browser on desktop, tablet and phone. Your plans, versions and files stay in your account.

Does it use AI image generation?

Not for measured plans: Plan Chat lays out rooms as geometry and draws the plan from it, so the sizes stay right. The sketch and photo clean-up tool lower on this page is an image model (Nano Banana 2.1); it keeps your layout but does not measure.

Can I start from a template?

Yes. The 70 house plans on this site each show the one-sentence brief they were drafted from. Copy a brief into the box at the top, change the sizes or rooms, and you have your own version, with the same PDF, DXF and IFC exports.

Can I change the plan after it is drawn?

Yes, by chat: "make bedroom 2 12 x 11 ft", "move the laundry next to the garage", "add a covered porch". Plan Chat changes that part and keeps the rest of the house, re-runs the checker, and you export PDF, DXF and IFC for the version you keep.

Is it good enough for a permit?

It is a measured floor plan you can price from and hand over, not a permit set. Most cities also want a site plan, elevations, sections and code notes, often from a licensed designer; give them the DXF so they start from your layout.
