Why text is the fastest way to a first floor plan

Drawing a first layout by hand or in CAD takes an hour or more, and most of that time goes into decisions you could state in a sentence: how many bedrooms, how big, where the garage goes, what opens to what. An AI floor plan generator from text turns those decisions into a drawing directly. You spend your time judging layouts instead of drawing walls, and you can try three different briefs in the time it takes to draft one plan.

Text also makes changes cheap. “Swap the office and the dining room” or “make it fit a 40 ft lot” is one prompt. When a layout is close, change one thing per run so you can see what each change did. Writing a brief that gives a usable plan

Lead with the numbers: storeys, bedrooms, bathrooms and total area. Then the open-plan rooms, the rooms that must touch, and the rooms that must be private. Last, anything fixed: lot width, garage side, a bedroom size you need. The library above shows the pattern; every brief is one to three sentences. For an office or a shop, list the rooms with head counts instead of bedrooms (“open office for 18 desks, 3 meeting rooms”).

What the generator does not do

The image generator draws a convincing plan; it does not check building codes, structure or exact sizes, and the dimension text it writes is approximate. Plan Chat keeps room sizes consistent and exports real CAD files, but its plans are still concept designs. Before you build, a licensed professional has to turn the plan into permit drawings.

Can an AI floor plan generator really work from text only?

Yes. A brief with the house type, bedrooms, baths, total size and key adjacencies is enough to draw a plausible, labeled plan. Every example on this page was generated from the one sentence printed under it.

How long should the text be?

One to three sentences. Lists of rooms with numbers work better than long descriptions. Add constraints that matter to you (lot width, single level, garage side) and leave out style words the AI cannot measure.

Which output do I get: image or CAD?
