Text to Floor Plan AI

Type the house you want in one or two sentences. The AI draws a labeled 2D floor plan with room names, sizes, doors and windows in about 30 seconds. The brief is pre-filled below; change it and press generate.

Need it in AutoCAD with real room sizes? Use Plan Chat → It drafts a measured plan and exports PDF and DXF, on the same account and credits. The drawings from the tool on this page are clean PNG/JPG images; their DXF (beta) button only traces the image into lines for an underlay.

Paid plans from $29/month for 50 generations ($14.50 the first month, $19/month billed annually). One floor plan = one generation. No free tier.

How text to floor plan AI works

A floor plan is a list of rooms with sizes, placed so that the right rooms touch and people can move between them. A text brief already holds most of that information. The generator reads your brief, works out the rooms and their sizes, places the public rooms (living, kitchen, dining) near the entry, groups the bedrooms off a hall, clusters the wet rooms (kitchen, baths, laundry) and adds doors, windows and dimension lines. You get a top-down drawing that looks like a drafted plan, not a 3D picture.

There are two ways to do it on the same account. The tool on this page draws the plan as an image (PNG or JPG). It is fast, it can draw any style you ask for, and it is the right choice for a first idea, a client conversation or a listing. Plan Chat takes the same brief and builds the plan as geometry: every wall and room has real coordinates, room areas add up, and you can export PDF, DXF for AutoCAD, IFC and a 3D model. The eight examples above were made that way, each from the one sentence printed under it.

What to put in the brief

The best briefs are short and specific. Start with the size and type: “single-storey 3-bedroom, 2-bath house, about 1,650 sq ft”. Then name the rooms that must be open to each other (“open kitchen, dining and living”), the rooms that must touch (“laundry between the garage and the kitchen”) and the rooms that must be private (“primary suite away from the other bedrooms”). If the lot is narrow, say so: “fits a 35 ft wide lot”. If you need two floors, describe each floor in its own sentence.

Avoid vague words such as “spacious” or “modern feel”; the AI cannot measure them. Numbers work: room counts, square feet or square metres, a bedroom size you care about (“primary bedroom 14 × 12 ft”). Metric and imperial both work.

Text to floor plan in four steps

  1. 1

    Write the brief

List the rooms, the total size and the adjacencies: "3 bed, 2 bath, about 1,650 sq ft, open kitchen and living, laundry next to the garage". Add the lot or footprint if you know it.

  2. 2

    Generate

Press generate. In about 30 seconds you get a top-down plan drawing with room names, approximate sizes, doors and windows.

  3. 3

Change one thing at a time

Reply with one change per prompt, such as "make bedroom 2 wider" or "move the laundry next to the kitchen", and generate again.

  4. 4

    Download or go measured

Download the plan as PNG or JPG. For a measured plan with room sizes you can open in AutoCAD, paste the same brief into Plan Chat and export PDF and DXF.

Who uses text to floor plan

Home builders and contractors sketch a plan for a buyer before a designer is paid: “what would a 4-bed on this lot look like?”. Real estate agents and developers test unit mixes and show buyers a clean layout. Homeowners planning a new build, an ADU or a guest house turn their wish list into something a builder can quote from. Designers and architects use it for quick options in the first meeting, then redraw the chosen one in CAD.

If you already have a drawing, start from it instead of text: sketch to floor plan redraws a hand sketch, and the floor plan generator from image cleans up a photo or scan of an old plan. For a library of tested briefs by house type, see the AI floor plan generator from text.

Limits, honestly

The image tool draws plans that look right and are proportionally sensible, but it does not measure. The dimension text it writes can be off by a little or a lot, and on a busy brief it can draw a door in an odd place; read the plan before you share it, and fix things with a follow-up prompt. When the sizes matter, use Plan Chat, which keeps the numbers consistent and lets you change the plan by chat. Neither tool replaces a licensed professional for permits, structure or code checks.

Frequently asked questions

What is text to floor plan AI?

It is a generator that reads a written description of a home (rooms, sizes, what sits next to what) and draws a floor plan from it. Here you type the brief into the tool above and get a labeled 2D plan drawing in about 30 seconds.

What should I write to get a good plan?

Give the number of bedrooms and bathrooms, the total area in square feet or square metres, the main adjacencies (kitchen open to living, laundry next to the garage), the number of floors and anything fixed, such as a lot width. Short lists work better than long stories.

Is the plan to scale? Can I open it in AutoCAD?

The drawing from the tool on this page is a PNG/JPG concept plan: proportions are right, but the dimension text the AI writes can be off. Its DXF (beta) button traces the image into lines for an underlay. For a measured plan with exact room sizes that opens in AutoCAD, use Plan Chat on the same account: it builds the plan as geometry and exports PDF and DXF. The example plans on this page were made there.

Can it do two-storey houses?

Yes. Describe each floor (ground floor: kitchen, living, garage; upper floor: three bedrooms and two baths). In the image tool, generate one floor per prompt. Plan Chat handles both levels in one plan and exports a DXF per level.

Is text to floor plan free here?

No. It is a paid tool: plans start at $29/month for 50 generations ($19/month billed annually), and one plan is one generation. There is no free tier and no trial.

Can I use the plan for a permit?

No. Use it for ideas, client conversations, listings and builder quotes. Permit and construction drawings need a measured design reviewed by a licensed professional.
