Why most generated floor plans fall apart

The common complaint about generated floor plans is always the same: the dimensions are wrong. A room labelled 12 × 14 ft is drawn 9 ft wide, the chain of dimensions along a wall adds up to more than the overall length, a door swings into a closet wall, a bedroom can only be reached through the bathroom. It happens because most generators are image models. They are trained to produce something that looks like a plan, and the numbers are just text in the picture.

This floor plan generator works the other way round. Plan Chat first decides the rooms and their sizes, places them as closed rectangles on the footprint, then builds walls, doors and windows from those boundaries. The drawing is made last, from the geometry. That is why, on the plan above, the overall dimension, the dimension chain and the room table all come from the same numbers, and the room areas add up to the living area you see in the title.

What the checker catches (and shows you)

After every version, a deterministic checker reads the plan: can every room be reached from the front door, is there a front door on the street side, is any hall narrower than 36 in, does each bedroom have an egress window, is any room a long thin strip, and does each room come close to the size you asked for. It is not a building-code review and it does not replace an architect or engineer. It is there so that the plan you take to a builder, client or designer does not contain the obvious mistakes generated plans are known for.

Is there a free floor plan generator here?

No. There is no free tier and no trial. Plans start at $29/month ($14.50 the first month), the same credits work on this site and in Plan Chat, and you can cancel anytime. What the money buys: measured plans whose dimensions agree with each other, a checker report on every plan, PDF, DXF and IFC files, and changes by chat. Free tools are fine for a picture of a plan; they are not built to keep the numbers right.

How do I know the dimensions are right?

Plan Chat builds the plan as geometry first: each room is a closed rectangle with a real size, walls are generated from the room boundaries, and every dimension string, room size and area on the drawing is read from that geometry. Then a checker runs on every version: rooms reachable from the front door, halls at least 36 in wide, bedrooms with egress windows, rooms close to the size you asked for. What is the difference between this and an AI floor plan picture?

An image model paints something that looks like a plan; the numbers on it are text it made up, so walls may not close and the sizes do not add up. Can I change the plan after it is drawn?

Which file formats do I get?
