This floor plan creator sits between the two. You create the first version from a brief, then edit it like you would brief a draftsperson: one sentence per change. The engine changes the rooms you name and keeps the others, so a bigger kitchen does not move the bedrooms to the other side. Numbers that agree with each other

Look at the plan above. The dimension chain along each wall adds up to the overall dimension (within an inch of rounding), each room's size in the table matches the label on the drawing, and the room areas add up to the living area. That is not a design choice, it is how the plan is made: rooms are closed shapes with real sizes, and walls, dimensions and labels are derived from them. The same numbers go into the DXF, so when you open it in AutoCAD the walls are where the drawing says they are.

Frequently asked questions

Can I change the plan after it is drawn?

Yes, by chat: "make bedroom 2 12 x 11 ft", "move the laundry next to the garage", "add a covered porch". Plan Chat changes that part and keeps the rest of the house, re-runs the checker, and you export PDF, DXF and IFC for the version you keep.

Do I have to draw anything?

No. This floor plan creator works from words: the rooms, sizes and what goes next to what. There is no wall tool to learn. If you already have a sketch, upload it in the image tool lower on this page for a clean drawing, then use its sizes in the brief.

How do I know the dimensions are right?

Plan Chat builds the plan as geometry first: each room is a closed rectangle with a real size, walls are generated from the room boundaries, and every dimension string, room size and area on the drawing is read from that geometry. Then a checker runs on every version: rooms reachable from the front door, halls at least 36 in wide, bedrooms with egress windows, rooms close to the size you asked for. Its warnings are shown, not hidden.

Is there a free floor plan generator here?

No. There is no free tier and no trial. Plans start at $29/month ($14.50 the first month), the same credits work on this site and in Plan Chat, and you can cancel anytime. What the money buys: measured plans whose dimensions agree with each other, a checker report on every plan, PDF, DXF and IFC files, and changes by chat. Free tools are fine for a picture of a plan; they are not built to keep the numbers right.

Can it create two-storey plans?

Yes. Describe what goes downstairs and what goes upstairs. You get one plan per level with its own dimension strings and a DXF per level.

Can I use it for an office or a shop?
